Attic entrances are probably the most overlooked source of home energy loss.  Your attic's opening, fold-down stair or doorway is one of the largest gaps in your home's insulation, and most such entrances are also improperly sealed against air infiltration - wasting energy in both hot and cold weather.  Depending on the climate in your region, your attic entrance can also cause ice damming, mold and roof damage.
